Flipper Temple is a unique multifamily housing development located in the city of Atlanta. The project consists of an existing 163 units in a three story with rear terrace level apartments in a crescent shaped building located within a quiet single family neighborhood. The office, laundry and maintenance building is also being replaced with a new multistory clubhouse with amenities for the residents.

The existing apartment building has a unique crescent shape with parking wrapping around one side. The building is three stories with a terrace level in the rear of the building and stairs that are shared by two apartments on each floor. The existing building is constructed with a combination of concrete block, steel bar joists, concrete decks and a flat roof. The interior partitions are steel studs.

The site is being upgraded with a new stair/bridge system to allow the residents greater ease in getting to their units. The site is also being fully fenced with a controlled access gate. There will also be a new picnic area and playgrounds for the residents to enjoy.

Inside the apartment units are being completely renovated with amenity upgrades such as new flooring, kitchen cabinets, bathroom vanities, doors, appliances, shelving, light fixtures, plumbing fixtures, and a new coat of paint. The exterior of the apartments is also receiving a face lift with new polymer siding and brick at selected locations.

Nine handicap units are being created with a new handicap parking area, where there were none previously. Four of the handicap units will also feature roll in showers and washer and dryer hookups beyond the list of amenities above.

The new multistory clubhouse will contain new spaces for a working office and amenities for the residents. A partial list of some of the spaces include office, laundry, maintenance, library, arts/crafts, multipurpose, computer room, balcony all connected with an elevator. The exterior will have polymer siding and brick all under a hip roof with 30 year shingles.

The project will also have many green features, such as energy star appliances, energy star windows, and compliance with the EarthCraft Multifamily Renovation requirements. Some are the highlights from the EarthCraft list are Energy Star lights, reduced air infiltration, improved attic insulation, upgraded HVAC, water conserving plumbing fixtures, recycling construction waste and salvaging demolition debris.
