Columbia at South River Gardens will be newly constructed garden style apartments for low income families and individuals (60% or less of the Median Income). The project will consist of 36 1BR/1BA units at 750 sq. ft, 64 2BR/2BA units at 1,075 sq. ft and 24 3BR/2BA units at 1,275 sq. ft. All the units will include Energy Star refrigerators, ranges with self-cleaning ovens, energy efficient/ low water usage dishwasher and garbage disposals. The buildings will have at least 40% brick on all sides. On site amenities include a leasing office and community building, playground, cardiovascular fitness center, and computer room, furnished gazebo with picnic/BBQ area, walking paths, enhanced sidewalks, greenspace and laundry facilities.  Job training, healthy lifestyle training, and various other programs geared toward self-sufficiency will be provided through private consultants. Social and recreational programs will be overseen by the property management staff.

Columbia at South River Gardens Apartments will be a gated community with controlled access cards for all residents. Security cameras will be installed at the entrance gate, leasing office, clubhouse and all common area amenities. The Manager’s Office will be strategically located to screen visitors and visually monitor lobby guests.  A visitor call system will be installed to allow residents to screen guests and admit them directly from their apartments. A fire alarm and fire sprinkler system will be included in every unit and throughout the building.  There will be exterior audio and visual alarm systems in both common area buildings.  In addition, door armor will be installed on all unit doors to prevent “kick-ins,” and individual units will be wired for security should respective residents choose to arm them.  Site lighting will also be a key feature of the security of the overall site.  We will lease the site lights from Georgia Power, which they will install per their engineered plan.  We will fill in light in areas as necessary with wall packs mounted on individual buildings.

Energy Efficiency

This proposed complex will exceed the Georgia Energy Code and the efficiency requirements of the local power company.  In addition the project will be Earth Craft Certified.
