Office of Affordable Housing (OAH)
Skyline Trace Apartments is a 64 unit apartment complex consisting of 8 one bedroom units, 32 two bedroom units and 24 three bedroom units currently under construction in Monroe, GA. The development is intended for 100% occupancy by family households. The buildings are all two-story and have many design features, services and amenities for family households. The proposed site is also located within walking distance to several family oriented services such as: schools, shopping, and doctors. The complex will have amenities appropriate for the family tenant base such as: washer and dryer connections, dishwashers, community building, equipped picnic areas, gazebo, playground and swimming pool.
Energy efficiency was of paramount concern to the design team. Computer modeling was used to generate recommendations to reduce the units’ energy consumption. The apartment homes will utilize energy star appliances and will exceed the Georgia Energy Code in an effort to keep residents’ utility costs to a minimum.
A portion of the rents are structured to be affordable for households at or below 50% and 60% of AMI and greater than 10% of the units will have market rate rents. The study shows a small overall vacancy rate in the effective market area. The information also suggests that the rents are competitive within the market.
Construction of Skyline Trace is expected to generate over 75 full time jobs and over 35 temporary pat time positions over the projected nine month construction period. Upon completion of construction, it is expected that Skyline Trace will employ three to four full time employees for ongoing operations.
