Friendship Crossings located in rural southwest Donalsonville (Seminole County) GA will be a 40-unit multifamily development featuring townhome style units on 5.623 acres of land with a total development cost of $5,104,930.00.
Friendship Crossings’ ownership is comprised of a General Partnership organization, i.e. Seminole County Partnership Development, LP where PHASE, Inc., the experienced non-profit developer/owner serves as the managing member for the General Partner. PHASE will share ownership of this project with the local community non-profit, Seminole County Training School (SEMCO).
Financing awarded for the project’s construction was provided through the Section 1602 Exchange Program of the American Recovery and Reinvestment Act (ARRA) and HUD HOME. Both these resources were made available through the Georgia Department of Community Affairs in exchange for the project’s sponsor return of its tax allocation awarded in September 2008. Additional funding from the Federal Home Loan Bank of Atlanta in the amount of $375,000 completes the project’s financing.
The Friendship Crossings newly constructed family project will add an additional fourteen (14) 985 sq. ft., two bedroom, two bathroom units and twenty (20) 1100 sq. ft. three-bedroom, two bathroom units to the Donalsonville community affordable to households earning at or below 50% AMI for the county of Seminole.
Additionally, the Friendship Crossing’s development will feature a large entrance sign, a secured front gate entry, soccer field with large open green space and a clubhouse style community facility that will include the rental office and community center. Paved road access as well as City water, sewer and electric utility services will be available to the site. Project site amenities will include on-site laundry, a children’s activity center, picnic areas, walking trails and on-site car washing area.
