The project is located at 200 Riverview Park Drive, Dublin, GA 31021.  The existing project, Riverview Heights, is a 117 unit family property serving low to moderate income families within the Dublin area. The property is located within an area of Dublin designated as the Southside Redevelopment Area. Riverview Heights supports the area plan by providing quality housing and stimulating the area economy. Currently, there is an existing non-profit named Southside Community Association (SCA) that is working diligently to change the overall environment of the Southside area. The revitalization of Riverview Heights will contribute to their efforts by providing quality housing. InteGrace Development with work in partnership with SCA to provide social services such as financial responsibility, health prevention, and education to adult residents and will work to provide youth activity programs in the area.

Riverview Heights consists of twelve (12) garden style buildings consisting of one hundred seventeen (117) total units, of which one hundred fifteen (115) are proposed to be developed as low-income units.  The one hundred fifteen (115) low-income units are comprised of forty-five (45) one bedroom units at 517 square feet, thirty-two (32) two bedroom units at 744 square feet, thirty-two (32) three bedroom units at 982 square feet, and eight (8) four bedroom units at 1,125 square feet.  The project has two (2) employee units.  The one and two bedroom units have a single bathroom; the three and four bedroom units have two bathrooms. 

A wholesale rehabilitation of the interiors will take place.  Wholesale rehabilitation will include demolition of the interior down to the sheetrock. New mechanicals to include HVAC system and hot water heater. The kitchen scope includes new cabinets, counter tops, and appliances, Fresh coat of paint, new carpet, and new vinyl will be installed in all units.  New doors, hardware and trim are also included.  The bathroom scope includes the refinishing of tubs and tub surrounds. The installation of vanities, medicine cabinets, exhaust fans, and water saving toilets.  A new lighting package, which includes ceiling fans, will be in every unit.   New amenities for the interior of the units include: microwaves, ceiling fans and new window blinds. During the rehab process a new building will be constructed that will house the community room, leasing office, computer center, fitness center, library, children’s activity center, and laundry room.

The exterior improvements include the replacement of all of the existing shingles with new architectural shingles and new hardi-plank siding as well as the replacement of 100% of the existing windows.  There will be an asphalt overlay for the parking areas plus concrete work in areas of concern.  Gutter replacement and exterior lighting are also included in the exterior scope.  The site signage will be replaced and there will be new and updated landscaping.  A new playground, community garden, and soccer field will be installed.
