Antigua Place Phase II





This complex consists of 40 units all reserved for elderly (age 55 and Older) consisting of 20 one bedroom and 20 two bedrooms.  The proposal is to build two story units with one elevator.  The units are relatively large consisting of 762 square foot one bedroom units and 1,078 square foot two bedroom units.   One hundred percent of the units are accessible and adaptable.  The Site area is 6.14 Acres.    It is estimated that this project will create approximately 46 construction jobs and 8 non construction jobs.

All of the units have exterior porches and storage rooms.  A community building of 1949 square feet will be built with spaces for a library, computer room and a manager’s office.  All units will have an installed monitoring call system, including a buzzer and light to the exterior.  The site is residential in character with substantial favorable activities nearby and there are no unfavorable activities.   This is a phase II of an existing 72 unit senior property that is directly northwest of the Phase I. Amenities include a covered picnic pavilion, a shuffle board court, and covered patio at the community building.    Unit amenities include an in-sink disposal, dishwasher, washer and dryer hookups, stove and refrigerator. Washers and Dryers will be provided in a laundry area and the units will have a microwave oven.  There is also a playground for seniors which will consist of game tables in an appropriate location. Construction consists of a large percentage of brick exterior, decorative gables, outside patios and storage, upgraded landscaping and an energy package that exceeds the Georgia State Energy Code.  Social services include computer with internet hookup, social and recreational programs planned and overseen by the project manager, and activities will be sponsored in the library.
