The Tower at Dorsey Manor (“The Tower”) is the second phase of the Dorsey Manor redevelopment, a high quality, mixed income, senior campus envisioned by The Marietta Housing Authority.  The Marietta Housing Authority and Columbia Residential received a tax credit allocation in 2007 for the development of the first phase of this community, The Retreat at Dorsey Manor, for citizens 62 years of age or older. The second phase is the comprehensive renovation of the 9 story high rise currently owned by the Marietta Housing Authority; the rehabilitated building will be dedicated to senior citizens as well.  The project is located at 212 Lemon Street in Marietta and it is directly adjacent to The Retreat.

The building currently consists of 93 units, a mix of studio and 1BR apartments; through this renovation 24 studio units will be converted into 12 1BR apartments. The unit mix of the newly rehabilitated building will consist of 25 studio and 55 one-bedroom units. 71 units will be reserved for low income tenants and 9 units will have no income restrictions. The redevelopment has been designed to provide a welcoming residential environment that maximizes the pedestrian connection of the site to the downtown area while maintaining as much of the existing park and trees as possible.

All the units will be equipped with Energy Star refrigerators, range with self-cleaning ovens, energy efficient / low water usage dishwashers; garbage disposals and washer-dryer hook ups.  On site amenities include a leasing office, community room, cardiovascular fitness center, computer room, community garden, enhanced sidewalks and green space, and laundry facilities.

The project includes the following elements and systems reflecting Energy Efficient upgrades:

• Thermally broken aluminum curtain wall and storefront systems throughout the building.

• Double pane high-performance insulated glass with the following thermal and optical properties:

  • U Value of .35 (BTU/hr/ft2/ft.
  • Shading Coefficient 0.36
  • Solar Heat Gain Coefficient 0.32

• Energy Star rated appliances.

• Efficient 13 SEER individual split system heat pumps with electric resistance heating.

• Ceiling fans installed in all units

• Efficient lighting fixtures with compact fluorescent light source.

On a project like The Tower at Dorsey Manor, Walton Construction Services expects to have a total of 40 subcontractors and suppliers. Through the duration of the project (12 months), the number of employees working for all the different subcontractors would be 200 plus.
