The Terrace at Edinburgh will be an elderly development that is designed to foster development of housing for seniors, and encourages community activities and service from within the neighborhood.  The project will have 72 single story units consisting of 18 one bedroom/one bath and 54 two bedroom/two bath units. 

The subject site is vacant land and is part of larger proposed Master Planned Community (Edinburgh Pointe).  The proposed site is considered an infill location amongst a mostly developed area.  The site makes use of existing roadways, utilities and city services, such as bus services, water/sewer and garbage pick-up. 

All units at the Terrace will be designed to meet state and federal accessibility and fair housing requirements, and will be adaptable to meet the needs of persons with disabilities, and 5% of units will be designed for mobility disabled.  Unit amenities will include carpeting, mini-blinds, washer/dryer connections, patios, outside storage closets, and full kitchens with energy efficient refrigerator dishwasher, microwave, in-sink disposal and self-cleaning oven with cook top and all units will have built-in fire sprinkler systems.  Site amenities will include a covered pavilion picnic area/BBQ facilities, fenced community garden and walking path with sitting area.  Also, a community building will be constructed that will include an exterior audio and visual alarm system, an equipped exercise area and computer center, along with management office, and required laundry facilities. 

The Terrace at Edinburgh will engage Southface of Atlanta to help provide guidance and certification for the Earthcraft Multifamily Program.  The Terrace has been designed to incorporate a high level of energy efficiency components with the goal of significantly improving the long term viability of the deal in accordance with the objectives of recovery legislation.  Based on Southface’s worksheet that delineates the measures that will be taken to achieve Earthcraft House ratings and our analysis of energy efficiency design, we expect the project to maximize the most cost effective energy efficiency techniques both in project design and construction materials. 

Fyffe Construction estimates that The Terrace is projected to preserve 289 jobs at the construction/site level and 4 jobs at the development, management and professional level.
